2025 Asheville Housing Market: Key Takeaways for Buyers

The Asheville housing market in 2025 became noticeably more buyer-friendly compared to recent years. While affordability remained a challenge due to elevated mortgage rates and historically high home values, market conditions began to shift toward balance—giving buyers more breathing room and opportunity.

Inventory increased significantly, with active listings up more than 32%. This means buyers had more homes to choose from and were no longer pressured to make rushed decisions. Homes also spent more time on the market, reducing the intense competition and bidding wars that defined previous years.

Buyer activity slowed overall, with showings down 26%, reflecting more cautious decision-making. However, pending sales increased by 6.1%, signaling that buyers who remained active were more intentional and confident as conditions stabilized.

Prices softened slightly across all property types, with the median sales price decreasing to $415,000. While values remain well above pre-pandemic levels, these modest price adjustments—combined with increased inventory—created opportunities for buyers willing to be patient and strategic.

2025 rewarded prepared buyers. With more choices, improved negotiation power, and less urgency, buyers who focused on long-term value and affordability were well-positioned—especially heading into 2026 as mortgage rates trend lower.

For sellers, 2025 marked a transition away from the ultra-competitive seller’s market of recent years. While demand remained present, higher inventory and slower buyer activity meant sellers needed to be more strategic to achieve successful outcomes.

Active listings rose sharply, increasing competition among sellers. As a result, pricing accuracy became more important than ever. Sellers received an average of 93.1% of their original list price, reflecting the return of negotiation and the importance of realistic expectations.

Closed sales declined by 5.7%, but distressed properties remained extremely low—just 0.5% of total sales—indicating strong homeowner equity and overall market stability. Despite a slight dip in prices, home values remained roughly 50% higher than pre-pandemic levels, allowing many sellers to retain significant equity.

Homes also received fewer showings on average, reinforcing the need for strong presentation, marketing, and positioning to stand out in a more balanced market.

Success in 2025 depended on strategy, not speed. Sellers who priced correctly, prepared their homes well, and worked with knowledgeable professionals continued to achieve strong results—even in a more competitive environment.

What This Means Moving Into 2026

Looking ahead, the Asheville market is expected to continue stabilizing. Mortgage rates declined in the second half of 2025 and are forecasted to remain in the 6% range, offering modest affordability relief. Inventory is expected to stay elevated, supporting increased sales activity without rapid price escalation.
